Islamabad is a well-built, well-planned city, and homeowners are often surprised to find termites in a house that is only ten or fifteen years old. The explanation has little to do with construction quality.
The Margalla Hills form a continuous belt of natural woodland along the northern edge of the city. Forest floor fallen timber, leaf litter and dead roots is the natural habitat of subterranean termites. Sectors from E-7 through F-6 and F-7 up to the northern G-sectors sit at the boundary of that habitat, not at a safe distance from it.
Islamabad is among the most densely planted cities in the region. That canopy means mature root systems run beneath almost every lawn, margin and green belt. When a large tree is removed the root mass stays underground and slowly decays, holding a colony that relocates to the nearest food source once the roots are exhausted typically the house a few metres away.
The Margallas force moist air upward, so Islamabad receives noticeably heavier monsoon rain than the plains. Soil stays saturated for long stretches through July and August, which is exactly when colonies expand fastest and swarming flights occur. Most deemak calls we receive here come in the weeks immediately following heavy rain.
Basements are far more common in Islamabad than in other Pakistani cities, and they are the single most overlooked termite risk here. A basement puts habitable space below ground level, in direct contact with the soil where colonies live. It is usually the dampest part of the house, the least ventilated, the least frequently inspected, and the place where cartons, files, old furniture and stored wood accumulate. Every one of those conditions favours termites. Damage in a basement also progresses further before anyone notices, because nobody is looking. We regularly find established colonies in Islamabad basements where the ground floor above shows no sign at all.
How we quote it: for any property with a basement we treat the basement floor and wall junctions as a separate zone rather than an extension of the ground floor. Any competent termite treatment service in Islamabad should quote it that way if a quotation does not mention the basement separately, ask why.

Four ways we treat deemak, chosen after inspection according to whether the building is under construction, already occupied, or due for scheduled protection.
Applied during building work, before flooring is laid. A termiticide barrier is created in the foundation trenches, through the plinth fill and along the external wall line, so the whole footprint sits on treated soil. Where there is a basement, the excavation floor and retaining wall faces are treated before backfilling a stage that cannot be replicated later at any price. This is the cheapest and strongest protection available.
For a completed building the same barrier is created from above using drill and injection. Holes are drilled at measured intervals along the floor-to-wall junction and around the perimeter, and termiticide is injected under pressure so it disperses through the soil beneath. Basements are treated as their own zone, stumps and dead roots in the lawn are treated directly, and every drill point is sealed and the finish restored before the team leaves.
Soil treatment stops what is below; wood treatment handles what is already above it. Door and window frames, wardrobes, kitchen units, panelling, staircases, skirting and furniture all receive treatment, with direct injection wherever infestation is live. Deemak treatment of woodwork is included in every full job rather than charged separately.

Islamabad homes carry a higher proportion of expensive joinery than most Pakistani cities solid wood and imported doors, fitted wardrobes, panelled studies, and parquet or engineered wood flooring. Wooden flooring deserves particular attention. Termites reach it from below, through the sub-floor, and by the time a board lifts or sounds hollow the damage underneath is usually extensive. Replacing a fitted floor is one of the most expensive termite repairs there is, and it is entirely preventable with a soil barrier. This is normal and expected. Non-repellent termiticides do not kill on contact; termites carry the active ingredient back into the colony, so movement continues briefly.

The soil barrier protects the property for the full warranty period. We recommend a free inspection every one to two years, particularly for basements and ground-floor properties.
A word of caution: be wary of any company promising that every termite will be gone the same evening. With a non-repellent product that is not how the chemistry works, and the claim usually indicates a repellent surface spray rather than a proper barrier.
Four termiticide formulations are used seriously in Pakistan. They differ in residual life, movement through soil, and whether termites can detect them.

Termites cannot detect Fipronil or Imidacloprid, so they pass through treated soil, pick up the active ingredient and transfer it to nestmates through grooming and feeding the colony is eliminated rather than merely excluded. Bifenthrin works by exclusion, which is effective but depends on the barrier having no gaps. Given Islamabad’s heavy monsoon soil saturation, we generally recommend non-repellents for post-construction work here.
